still shifting stuff.

Moved two shelves and cleaned them down today.
Neck and bad arm are killing.

Dad said not to worry about scrubbing the walls. we can do them one room at a time later.

I still think the realestate should fix it, according to my rights, property and it's grounds, house and inclusions should all be clean, functioning and working.
And any repairs done.

The fence is getting done, that's a relief. But I still think the house should've been clean before we moved in, Pictures will be edited into the post later.

The good thing about this blogging thing is that I can keep records for myself. or make notes, it's handy(also, complain how I like.).

The only clean thing in this house is the stove. The lessors agent said she inspected the place herself and that the cleaners spent 11 hours here. 11 hours doing what? cleaning the stove? 11 hours on the stove alone? it must've been under 6 ft of grease.
There is grease up the walls of one of the kitchens, the rest of the kitchen walls are tainted from it. I cleaned one strip of wall just to see what it would look like.
The walls, are supposed to be white and they're yellow, stained from it.

The lessors agent talks to me of maintenance of a shower curtain, a curtain rod, and a few broken sticks, but she can't see grease on the walls? she can't see a toilet that has been uncleaned for what i assume to be more than 3 months(scummed beneath the waterline, but can't take a picture because it's been used before the camera was unpacked).

She acts as if she's running a charity and that I'm 'privileged' to be under her wings as a tenant. What I understand realestate to be is a Buisness, They supply a service which i pay for, a service being: Accomodation, maitainence of that accomodation.
She might not even understand that a tenant is her reason to being, she wouldn't be able to be superior if she had no tenants in the first place.

I sent a Remedy breach form in, IF she is so concerned of maitainence let her prove it. She certainly had no problem with broken lights, no curtain rod brackets, or no shower curtains while we were in there. Her interest has been aroused by the now availibility of my bond money.

If I can help it, she's not getting a cent, how dare she charge me for fair wear and tear on a property she cared not to maintain. Property is listed again, and she's used original photo's from before any tenancy, certainly photo's from before my tenantcy.

been meaning to

I've had my mind to start a blog for some time,
Not sure what to write in one, I hardly do anything interesting(at least to other people, likw the cool fungus that grows around here that looks for all the world like coral.)

So, I've decided to put up a current event, actually happened a week ago.
But it will go on for some time.

I'm having trouble with my Rental, and ex-rental. Now there is a disagreement, I've posted a letter I wrote (names excluded to protect privacy of others.) and it now begs the question, is this a rude letter? In a response I was accused of 'dictating', 'criticism', and 'telling her how to run her job', and I was in no place to 'make suggestions'.

This letter was written on the 3rd April 2009, I received reply on 14th April 2009:

In regards to 24 ____st,

There was no shower curtain before we moved in, Fly screens are as they were when we moved in (aged and holed). Curtain rod bracket was not screwed into anything. A great big plastic screw in plaster is not secure enough to hold a curtain rod long term. It was knocked out while taking the curtain rod down.

I suggest when handyman comes to stick brackets back into the wall(which I will not pay for) that he looks for a beam/post within the wall and SCREW them in with screws into the beam or post which is solid and more stable than 15mm plaster.

Any photo's you have are not photo's taken of the property when we moved in, EG there was a big bright blue circle where a patch repair had been done, My father: previous tenant had fixed (replastered the wall) that and colour matched the paint. There was also a similar hole in the lounge room on the right that had been poorly repaired which my dad repaired for free.

According to ____ up the road previous tenants were boisterous persons who left cars on property when moving(whom i have met on occasion and they still think it's funny that the realestate had to move them).
We heard a lot about them when we first moved in.

Phone line: Also. I will look at my own records(when I can unpack them) and see if I did pay for anything. If i did I expect payment.


Regarding the keys, if you are going to charge me for extra keys because the owner was too lazy to supply a correct copy(or check that they were correct) of which I had copy cut from your office, I will contest this.

Owner is obligated to supply the correct keys, you are obligated to ensure they are the correct keys. I would not have wasted my money($15.93) if I had tested them out before hand and not taken your word for it.
How can I get correct copies if you fail to have them?
Do not take it out of the bond.

And I suggest you check the rest of the keys for other tenants to avoid this in future(easily done on routine inspections.)

Wall feature stick/trough:
Sticks were already broken and some split when we arrived. I suggest they be replaced with white curtain rods metal ones that don't degrade after time. Those sticks have been there for a very long time. They are degraded and degrading.

Most of 'concerns' on 24 ______ st, are the result of choice of poor quality materials:

Cheap sticks: Painted poorly, not suitable for their function, hence the splitting and degradation. They are over 3 years old(before we moved in,) (Wood naturally rots). Even proper hardwood doweling would've lasted longer.

Cheap curtain bracket: Not screwed into a post, was knocked out of plaster when curtain rod was being taken down.

Curtain rods are fine, as they are made of metal and 'slid in' to each other. Where the brackets fell down were filled in properly so there are no holes in the walls. curtain rods were placed correctly with their correct windows on their brackets or windowsill or beneath windowsill.

I suggest any repairs made are made with materials from a tradestore and not from Bunnings. Also I suggest a trades person carry out repairs and not a 'handyman'(an unqualified person) who is no doubt behind the current 'Bunnings' materials at 24________ st.

Any further concerns please do no hesitate to contact. 24________ street was left in the best condition possible for it.

Now, I'm pretty sure I'm not Dictating, telling her how to do her job or criticising.
This is the letter I received in reply.

A___, in relation to your letter, firstly regarding the keys, the original owner did supply the correct set of keys, which was given to you, and you have lost, so you will replace. I will take the $15.93 off the price of getting new locks installed, there has been two owners and three managers since you moved in ,so whether or not the original owner gave correct keys to the office is not for you to critiscise or tell us how to run our jobs, or suggest anything else,
Cheap sticks: have not rotted they are broken, one was already broken when you went in, the other must have broken while you were in there, maybe by leaning something against it, I can only suggest as well.
Curtain Rods: I also have photos of the house damaged by tenants before you and there were curtain rods showing in them that look like they were hanging fine, except for the yellow room where the curtain rod was resting on the window sill, so you will have to pay for at least the curtain rod in one room to be fixed, as you said "it was knocked out while taking the curtain rod down", obviously worked fine for two and a half years or more while you were there.
The Shower Curtain: are you telling me that you never had a shower curtain over the bath, which meant that the water would have been going all over the floor, and your so smart obviously you of all people should know that it would have eventually rotted the floor, or did you never shower, a shower curtain will be replaced.
also I have not mentioned the light in the kitchen, at all, so I do not know why you are going on about that,
as for the tap at Kurrajong, I can only log the call with a plumber I can not tell him when to get there, so why dont you whinge to him not me, you would be one of my worst tenants, I dont know why I bothered putting you in another one of my houses, you are lucky to have a roof over your heads, I know you tried a few other places and had no luck, before coming back to us, I wanted you out of the other house and to do so I put you into this one because it had a double garage and I thought all your junk could be stored out there but after driving past your house the other day, it looks like a junk yard, and the owners are not impressed. we were the only ones that took you in, and your dictating to us what you wont pay for now? I think I have been very lenient on asking for some things replaced or fixed. I would appreciate it if you stopped dictating to me then I would be more inclined to answer your emails and get on with my job

Now, this the response I received.
I disagree with her, and I'm not fixing anything, a lot of things weren't fixed when we moved in and she wants me to fix other things now? What's one more downed stick or Curtain rod bracket?
She certainly has an interest in repairs now that I've moved out and the Bond Money is sitting in the RTA waiting for collection.

I more I speak to her the more it occurs she knows less about houses than I assume. Example: when she said the water would rot the floor in the bathroom.

A bathroom should by rights be water proof, if the floor rotted through the tiles and grout that again would be bad worksmanship.

She has still not replied since 14th April 2009, I await it.
In the mean time, I'm going to have to try scrub the walls of my new house, rented out also by her which is filthy.
